When L.W.P Group acquired this property in 1998 for $330,000, it was 88% vacant and required major improvements. Subsequently, a comprehensive marketing plan helped to re-tenant the building with a cellular phone company, a trendy coffeehouse, a clothing retail store, and a store specializing unique, Mexican-crafted goods. Key to revitalizing the property was its location at 801 F Street in downtown San Diego. This address, filled with development potential, placed the building within the popular Gaslamp Quarter. It was also near the East Village, an area that became the site of Petco Park, home of the San Diego Padres professional baseball team. The property was sold in May of 1999 for $727,000.
